Position: HVAC Supervisor
Department: Facilities
Job Summary:
Supervises HVAC specialists and refrigeration technicians. Performs a wide variety of skilled tasks related to the maintenance and repair of HVAC units and kitchen equipment for the Gaming Enterprise buildings and facilities.
Duties and Responsibilities (specific areas of responsibility include but are not limited to):
- Performs supervisory responsibilities such as planning, assigning, and directing work; developing and implementing policies and procedures; conducting training programs; evaluating performance; and handling team member relations matters.
- Conducts interviews and makes recommendations for hiring.
- Assists Facilities management in collaborating with team members on the design of professional development plans that support their continuous learning.
- Participates in the planning of and preparation for regularly scheduled meetings with team members.
- Required to use proper Personal Protective Equipment (PPE).
- Enforces performance standards, policies, and procedures relating to Facilities; ensures compliance with HVAC and facilities-related safety regulations.
- Ensures completion of projects in a timely manner working independently or with other team members.
- Completes a shift report after each shift; documents shift accomplishments and issues for manager’s review and/or action.
- Identify, order, and install correct parts needed to repair and maintain equipment properly.
- Plan, prioritize, assign, mentor, supervise and review the work of maintenance staff involved in the facilities ensuring that work is performed in a timely manner and in conformance with established policies, procedures, and regulations.
- Provide day-to-day leadership and work with staff to ensure a high-performance, customer service-oriented work environment that supports achieving objectives and service expectations; provide leadership and participate in programs and activities that promote a positive team member relations environment.
- Determine and implement standards that address the functionality, security, sustainability, and efficient operation of facilities.
- Identify energy conservation opportunities taking into account system interaction, utility rate structure, equipment life expectancy, maintenance, impact on building operation and relative payback period.
- Monitor changes in utility rate structures to ensure that energy savings are properly reflected in energy costs.
- Oversee the installation, maintenance, and repair of facility HAVC and Kitchen equipment including electrical, plumbing, structure, and upkeep of property entities.
- Posts and distributes memos from other departments making sure staff are aware of important information.
- Maintains maintenance records as required by pertinent regulations. Assists with maintaining the department filing system by filing memos, correspondence, and other documents.
- Maintains communication and cooperation with all departments.
- Installs new HVAC systems.
- Repairs and replaces damaged or worn HVAC parts and equipment; repairs or replaces low- and high-pressure liquid lines.
- Inspects and observes pressure of liquids and vapor with instrumentation to ensure efficient operation of units and make necessary adjustments.
- Inspects and services refrigeration equipment including all kitchen equipment, gas packs, and heat pumps.
- Identifies and corrects unsafe practices and conditions.
- Identify, order, and install correct parts needed to repair and maintain equipment properly.
- Maintains the chilled and hot water supply systems.
- Adjusts and maintains internal electrical and electronic control systems; cleans coils and blowers and checks motors and belt tensions.
- Assembles and installs metal ductwork.
- Assists in the planning and design of new installations of HVAC systems.
- Tests equipment such as megohmeters, multimeters, ammeters, inductance testers, high voltage testers, low voltage testers (4-20mA), anemometers, magnehelics, and psychrometer.
- Participates in on-going professional and personal development activities to keep up with trends in the industry as well as for self-improvement.
- Follows instructions regarding the use of chemicals and supplies; uses as directed.
- Work proactively with a forward‑looking, innovative approach to property maintenance and problem‑solving.
- Work independently with minimal supervision, scheduling daily tasks and prioritizing work activities.
- Support property operations by responding promptly to maintenance requests and emergencies.
- Read blueprints and layout plans for installation, repair, and construction projects; contact vendors and manufacturers in the resolution of difficult repair problems.
- Develop and implement preventative and predictive HVAC programs for all facilities.
- Prepare and administer annual service contracts such as HVAC services and related facilities functions; inspect the work of service providers to ensure compliance with contract requirements and provide direction and correction as needed.
- Oversee purchasing of any parts and equipment estimate time, materials for jobs; maintain records of parts and materials used; order materials as needed.
- Perform Remote Diagnostics.
- Establish schedules and methods for providing facility maintenance services; identify resource needs; review needs with appropriate management staff; allocate resources accordingly.
- Participate in the preparation of the annual operating budget forecast needs for staffing, equipment, materials, and supplies. Assist with budget development with other Departments and as needed.
- Supports and enforces departmental as well as the GED’s policies and procedures, and applicable regulatory policies, such as completion of Safety Data Sheets (SDS)
- Turns in found articles in accordance with Facilities and GED policies and procedures.
- Attends periodic departmental and GED meetings; attends professional and personal development training programs.
- Ensures uniform and personal appearance is clean and professional.
- Performs other job-related duties as assigned.
Essential functions of the position:
- Must be able to constantly lift, carry, and move up to one hundred (100) with or without a reasonable accommodation.
- Must be able to sit, walk, or stand for extended periods of time.
- Must be able to reach above shoulder height, handle, push, pull, balance, kneel, stoop, squat, grip, crouch, climb, crawl, twist, and bend for duties, including inspections and work in confined or cramped spaces, indoor/outdoor events, uneven surfaces, and up or down stairs.
- Must possess coordination and dexterity to work with, and operate all equipment necessary to complete job duties such as power and hand tools, drills, electric saws, hammers, sewer snakes, etc.
- May be exposed to chemical, fumes, cleaning agents, and other hazardous materials.
- Must be able to withstand exposure to dust, noise, fumes, high voltage, and toxic materials.
- Must be able to perform primary job duties while exposed to inclement weather, including extreme heat, cold, heavy rain, or high-humidity environments for extended durations.
- Must be able to drive/travel to or work at all CDS properties or any other events necessary for this specific role.
- Must be able to follow both verbal and written directions.
- Must be able to read, write, and effectively communicate with all guests, team members, and internal/external vendors positively and professionally.
- Must be able to work in environments with high noise levels, flashing lights, smoking areas, and large crowds.
- Must be able to think clearly, respond, and work in a high-pressure/fast-paced/emergency environment.
- Must be able to learn and retain locations, operation and repair procedures of the property’s equipment, mechanical systems, and life safety systems.
Knowledge, Skills, and Abilities:
- Knowledge of the principles and practices of HVAC maintenance and repair as well as hazard and safety practices common to the trade.
- Knowledge of HVAC controls and safety devices, appropriate MSDS sheets, and tools of the trade as well as materials and refrigerant recovery equipment and procedures used in installing, repairing, and maintaining HVAC systems.
- Knowledge of computerized electrical circuits and systems as they relate to HVAC and refrigerated cooling.
- Knowledge of sheet metal, electrical, plumbing, and carpentry.
- Knowledge of different types of filters, belts, and sheaves.
- Knowledge of boiler control and building fire alarm systems.
- Knowledge of applicable Facilities related regulations as well as the Gaming Enterprise Division’s internal controls, policies, and procedures.
- Knowledge of supervisory principles and practices.
- Knowledge of purchasing, inventory control, and scheduling practices.
- Knowledge of modern inventory, filing, and recordkeeping practices and procedures.
- Knowledge of budgetary principles and practices.
- Skilled in the programming and maintenance of a computer-based HVAC system.
- Strong organizational, planning, and time management skills.
- Skill in exercising independent judgment and initiative.
- Skill in developing and maintaining good working relationships.
- Ability to manage the HVAC inventory of supplies, materials, parts, and equipment; coordinate annual inventory audit.
- Ability to supervise, support staff; including hiring, training, evaluating, and working with team members to correct deficiencies.
- Ability to learn and retain locations, operation and repair procedures of the property’s equipment, mechanical systems, and life safety systems.
- Ability to interpret building codes and regulations as they relate to HVAC.
- Ability to properly install refrigerant compressors.
- Ability to diagnose problems and make recommendations.
- Ability to make estimates of materials required.
- Ability to repair and replace damaged parts and equipment.
- Ability to read blueprints, floor plans, and wiring diagrams.
- Ability to read and interpret pertinent regulations.
- Ability to work independently with little or no supervision, and exercise sound judgment and be fiscally prudent in accomplishing assigned tasks.
Minimum Qualifications:
- High school diploma or GED.
- Five (5) years’ experience installing and maintaining commercial/industrial HVAC, cooling towers, water tube boilers, and high and low voltage electrical systems.
- Three (3) years’ experience troubleshooting, maintaining, and servicing equipment such as Frymaster fryers, Vulcan-Hart steamers, walk-in cooler/freezers, Wolf oven/ranges, Traulsen coolers/freezers, Rational Combi-Steamers, and Hobart dishwashers.
- Environmental Protection Agency (EPA) §608 Universal Certification and complete any other certifications required within provided deadline.
- Must possess a valid Arizona driver’s license.
- Must be able to work (may require shift changes), weekends, holidays, and special events), as needed.
- Must be able to successfully pass a pre-employment drug/alcohol screening in accordance with company policy.
- Must have employment eligibility in the U.S.
- Must be able to obtain, and retain a valid gaming license/background check.
Preferred Requirements:
- One (1) year supervisory experience.
- Bilingual (Spanish and English).
