About the role
The Maintenance Manager provides strategic and daily leadership for maintenance, facilities reliability, equipment uptime, infrastructure readiness, and regulatory compliance within a large source distribution center. This role is responsible for leading preventative and corrective maintenance execution, managing building and grounds readiness, coordinating vendor and contractor support, and ensuring facility assets support safe, reliable, and efficient warehouse operations.
The Maintenance Manager partners closely with operations, engineering, safety, quality, SIS project teams, and dealer service leadership to maintain operational continuity and support business-critical initiatives. The role requires strong maintenance and facilities leadership, disciplined execution, technical problem solving, and the ability to translate asset reliability, cost, safety, and service priorities into measurable performance outcomes.
Key Responsibilities:
- Lead maintenance and facilities operations for the Source Distribution Center, including equipment uptime, building readiness, grounds maintenance, infrastructure reliability, and daily issue resolution.
- Manage preventative and corrective maintenance programs, including inspections, repairs, work order execution, asset reliability, maintenance planning, and escalation processes.
- Provide visible leadership across the facility by coaching maintenance supervisors, skilled trades, technicians, vendors, and cross-functional partners to drive accountability, safety, quality, and execution discipline.
- Ensure maintenance activities support safe, compliant, and uninterrupted warehouse operations across shifts, including second-shift and off-shift operational needs.
- Partner with warehouse operations to prioritize maintenance work, resolve equipment and facility constraints, support service stability, and minimize operational downtime.
- Own building, grounds, utilities, material handling equipment, dock systems, conveyor systems, racking support, facility infrastructure, and related site readiness activities.
- Support SIS project planning, implementation, go-live execution, stabilization, and continuous improvement efforts by ensuring maintenance readiness, equipment availability, and facilities support.
- Coordinate vendor, contractor, and service provider activities, including scopes of work, scheduling, performance follow-up, safety compliance, and cost control.
- Ensure compliance with safety, environmental, regulatory, labor, and operational standards across maintenance and facilities areas of responsibility.
- Analyze maintenance cost drivers, asset performance, downtime trends, spare parts needs, service impacts, and execution risks to support sound business decisions.
- Leverage reporting tools, maintenance systems, analytics, and technology-enabled insights to monitor performance, identify trends, and support proactive problem solving.
- Apply Lean, continuous improvement, and industrial engineering principles to improve equipment reliability, maintenance workflow, facility efficiency, productivity, and total cost performance.
- Support customer safety, quality campaign management, dealer service recovery, and other business-critical initiatives requiring disciplined maintenance execution and cross-functional coordination.
Basic Qualifications:
- Bachelor’s degree in Engineering, Facilities Management, Industrial Technology, Operations Management, Supply Chain Management, Business Management, or a related field of study.
- Minimum 5 years of supervisory or managerial experience in maintenance, facilities, manufacturing, distribution, logistics, warehouse operations, or a related operational environment.
- Demonstrated experience leading preventative maintenance, corrective maintenance, equipment reliability, facilities readiness, or infrastructure support in a fast-paced, high-volume operation.
- Strong interpersonal, communication, organizational, technical problem-solving, and decision-making skills.
- Ability to support assigned shift coverage, off-shift priorities, overtime, weekends, and alternate schedules as required by the operation.
- Experience using Microsoft Office applications, maintenance reporting tools, work order systems, or operational performance dashboards.
Preferred Qualifications:
- Master’s degree in Engineering, Facilities Management, Operations Management, Supply Chain Management, Business Management, or a related field of study.
- Supervisory or managerial experience in maintenance, facilities, manufacturing, warehousing, logistics, or regional distribution center operations.
- Previous experience working in a union environment.
- Demonstrated ability to coach, mentor, develop, and build strong maintenance teams across salaried, hourly, skilled trades, technician, and vendor workgroups.
- Strong knowledge of Lean manufacturing, continuous improvement, industrial engineering, reliability-centered maintenance, warehouse automation, or facilities optimization principles.
- Experience supporting capital projects, infrastructure readiness, vendor coordination, contractor management, equipment installation, or facility launch activities.
- Experience with computerized maintenance management systems, analytics, AI-enabled insights, Python-based reporting, warehouse management systems, or other data-driven performance tools.
