About the role
Job Summary
Reporting to the Director of Facilities and Operation, the Maintenance Manager will manage departmental budgets and contracts and supervise staff. The Maintenance Manager is responsible for maintaining safe, efficient library facilities and overseeing maintenance operations for all CALS locations and vehicles.
Essential Duties and Responsibilities
- Receive, approve, assign and track cost of facility maintenance management software (FMX) work order request and planned maintenance task for nineteen (19) CALS’s facilities, and fifteen (15) CALS’ vehicles including a bookmobile.
- With the assistance of the Director of Facilities and CFO, negotiate, execute, monitor and oversee contracts for contracted services at various branches (e.g. Pest control, housekeeping, water treatment, electrical, plumbing, roofing).
- Approve and code accounts payable items for Maintenance Department.
- Estimate yearly budget and operate within allowed budget.
- Monitor and adjust HVAC controls via MetaSys automation software system.
- Manage CALS’ housekeeping staff, and associated cost.
- Dispatch contracted services.
- Interview, hire, train, supervise, evaluate, and discipline Housekeeping, Logistics and Maintenance staff as appropriate.
- Produce and maintain documentation (e.g. closeout documents, as-built drawings, policies, procedures, manuals) for Maintenance Department.
- Communicate memoranda and other changes in policy or procedure to department staff.
- Maintain and submit correct(ed) time sheets to Accounting.
- Participate in both short-term and long-range planning for maintenance needs of the library system.
- Staff scheduling at branches, as needed, for special events.
- Ensure proper operation of all Maintenance Department equipment.
- Assist Maintenance Technicians, and Logistics technicians as needed.
- Perform any other related duties as required or assigned.
Qualifications and Requirements
- Associate degree, technical certification, trade training, or equivalent combination of education and experience in facilities maintenance, building operations, construction management, or a related field.
- Five (5) years of progressively responsible facilities, maintenance, construction, or building operations experience.
- Two (2) years of supervisory or management experience leading maintenance, housekeeping, logistics, or related operational staff.
- Working knowledge of building systems including HVAC, electrical, plumbing, mechanical, and preventive maintenance practices.
- Experience managing budgets, purchasing processes, service contracts, and vendor relationships.
- Demonstrated leadership skills with the ability to effectively supervise, motivate, and develop employees.
- Strong organizational, project management, problem-solving, and decision-making abilities.
- Excellent verbal and written communication skills, including the ability to develop reports, procedures, and operational documentation.
- Proficiency with Microsoft Office applications and maintenance management software systems.
- Ability to manage multiple priorities and respond effectively to operational emergencies and changing organizational needs.
- Strong commitment to customer service and public service values.
Physical Requirements
- Frequent standing, walking climbing, bending, stooping, and other physical activities associated with facility inspections and maintenance operations.
- Frequent use of hands and arms to operate tools, equipment, computers, and office equipment.
- Ability to work indoors and outdoors and safely navigate maintenance and construction environments.
Other Requirements
- Valid driver’s license and acceptable driving record.
- Reliable transportation required.
- Must pass a background check.

Benefits
Salary range starts at $28.37 per hour annualized to $59,009.60. Salary is negotiable based on experience and qualifications.
