About the role

Description

360 Management Group is seeking an organized, service-oriented Assistant Property Manager to support the day-to-day operations of a mixed-finance affordable housing portfolio. Working closely with the Property Manager and site team, this position helps ensure efficient property operations, strong resident service, regulatory compliance, accurate reporting, rent collection, and coordination of maintenance activities. The Assistant Property Manager reports to the Property Manager and collaborates with site staff, Compliance, Finance, vendors, and other key stakeholders. This is a full-time, hourly/non-exempt position scheduled for 35 hours per week, Monday through Friday, from 9:00 a.m. to 5:00 p.m. Travel between properties is required, and occasional evening or weekend work may be necessary based on operational needs.

What You'll Do

1. Property Operations & Administration

  • Assist the Property Manager with daily property and management office operations.
  • Maintain required reporting schedules and ensure reports and documentation are completed accurately and timely.
  • Utilize property management software to maintain resident records, process work orders, track rent activity, and generate required reports.
  • Coordinate applicant and resident documentation, including leases, move-in materials, inspections, and follow-up documentation.
  • Partner with the Compliance Department to support compliance with applicable affordable housing requirements, including Low-Income Housing Tax Credit (LIHTC) and Section 8 Project-Based Voucher (PBV) programs.
  • Assist with unit and property inspections and follow-up activities.
  • Maintain documentation and track matters related to collections, lease enforcement, and other property management activities.

2. Financial & Rent Collection Support

  • Assist with monitoring monthly rent collections and preparing collection reports.
  • Track outstanding resident balances and support follow-up on delinquent accounts.
  • Assist with special claims, vacancy claims, and other collection activities, as applicable.
  • Work with vendors and internal departments to research and resolve invoice and payment issues.

3. Maintenance Coordination

  • Support the Property Manager in coordinating property maintenance activities.
  • Assist with work order creation, tracking, closeout, and quality-control follow-up.
  • Help ensure properties and grounds are maintained in accordance with organizational standards and applicable requirements.
  • Assist with required maintenance reporting and documentation.

4. Resident Services & Property Marketing

  • Respond professionally and timely to resident questions, concerns, and service needs.
  • Address resident matters in the Property Manager’s absence and ensure appropriate follow-up.
  • Assist with resident retention, leasing, renewals, and property marketing activities.
  • Build positive working relationships with residents, applicants, vendors, and colleagues.

5. Team Support

  • Collaborate effectively with the Property Manager, site staff, and other departments to support property goals.
  • Maintain professional verbal and written communication in all interactions.
  • Complete special projects and other duties as assigned.

Requirements

What We're Looking For

  • High school diploma or equivalent required.
  • At least two (2) years of related property management, affordable housing, housing administration, or similar experience preferred.
  • Knowledge of LIHTC, HUD, Section 8/PBV, Public Housing, or other affordable housing programs preferred.
  • Strong organizational skills and attention to detail.
  • Ability to manage multiple priorities and meet deadlines in a fast-paced environment.
  • Strong verbal and written communication skills.
  • Professional, tactful, and customer-focused approach when working with residents and colleagues.
  • Proficiency with Microsoft Office and property management software; experience with Elite or similar systems is preferred.
  • Ability to work collaboratively as part of a team committed to empowering stronger communities.
  • Valid driver’s license and reliable transportation required for travel between properties.

Physical Demands and Work Environment: This position requires the ability to perform the essential functions of the role, with or without reasonable accommodation. The position involves a combination of office work and activity throughout residential properties, including prolonged periods of desk/computer work, walking throughout properties, and climbing stairs. Regular travel between assigned locations is required. 

Salary Range: $28.38 - $31.58/hour
