AsanEstateDisposalSurveyorintheEstatesStrategy&Development(ES&D)team,youwillmanagethecouncil'spropertytransfersanddisposals,ensuringcompliancewithregulations.Yourroleincludesassessingproperties,developingbusinesscases,andpredominantlyoverseeingtransactionstocompletiontosupportthecouncil'sstrategicgoalsandcapitalreceipttarget.
YouwilljointheEstatesStrategyandDevelopmentTeamatSomersetCouncilwhoareresponsibleforthestrategicmanagementofaportfolioconsistingofaround4,000assets,including1,300buildingsand2,300parcelsofland.
Theroleisresponsibleformanaging,overseeing,anddeliveringavarietyofcomplexestatescaseworktoachievestrategicobjectivesforthecouncil,ensuringeffectivemanagementanddevelopmentofthecouncilsestate.
Coordinatingdisposalsofnon-operationalassetsthroughthewholedeliverycyclewillbeamajorpartoftherolefromadvisingonpotentialvalues,appointingagentsforabroadcaseloadofrealestatetransactionsacquisitionswithself-directedresponsibilityforindividualtransactionsvalueduptoc.£1,000,000.
Allestatessurveyingactivitiesareconductedwithalong-termplanningperspectivetypicallyspanningapproximately10to15yearsforlandlordandtenancymanagement,andextendingbeyond30yearsforacquisitions,disposals,anddevelopmentcasework.
TheroleinvolvesregulartraveltoavarietyofsitesaroundSomerset,includinginspectionorreviewofawiderangeofassets,somearelocatedinruralareas.

Undertakeoptionsappraisalsinrelationtocommunityandsurpluspropertiesinformedbyfeasibilitystudiesandviabilityanalysis
Developbusinesscasestodelivertherightpropertysolutionswhicharefinanciallysustainableandinlinewithcouncil'spriorities
Overseeandundertakepropertytransfersanddisposalsatpacebutensuringprocessisfollowed. xwzovoh
