Location: Within the M25 (must be able to travel across London and surrounding areas)
Type: Full-time, Permanent
Salary/Package: Up to £60,000 + excellent benefits (Car allowance, 25 days holiday + BH & Birthday, Pension, Healthcare)
The Role Were recruiting an experienced Project Manager to lead delivery across a Social Housing refurbishment and planned maintenance programme within the M25.
This role is ideal for a Project Manager with a proven track record in Housing Association / Local Authority refurbishment, particularly delivering internal planned works programmes such as kitchens, bathrooms, and door replacements.
The Project Youll be responsible for the successful delivery of refurbishment and planned works across a social housing contract, including:
Internal planned works: kitchens & bathrooms (K&B), door replacements
Repairs & maintenance (R&M) and component replacement
Resident-focused delivery in occupied properties, ensuring excellent customer care and minimal disruption
Key Responsibilities As Project Manager, you will:
Plan, programme and manage multiple workstreams across planned maintenance contracts
Coordinate labour, materials, and subcontractors to meet delivery targets
Lead site teams and contractors to ensure safe, efficient, and high-quality delivery
Manage works within occupied properties, minimising disruption and preventing complaints
Maintain strong communication with clients, residents, and internal teams
Monitor programme performance, KPIs, and budgets
Identify risks and implement mitigation strategies
Ensure all works meet required specifications, quality standards, and compliance requirements
Produce regular progress reports for client and internal meetings
Essential Criteria To be considered, you must have:
Proven Project Management experience within Social Housing planned works
Strong experience delivering internal refurbishment programmes (Kitchens, Bathrooms, Doors)
Experience working in occupied properties and managing resident expectations
Excellent Health & Safety knowledge
Ability to manage multiple sites/projects simultaneously
Strong organisational and communication skills
Commercial awareness and experience working alongside commercial teams
Valid CSCS xwzovoh card
First Aid at Work
Full UK driving licence
Must be able to travel across the M25 region
Desirable Experience Experience delivering high-volume K&B programmes
Knowledge of social housing frameworks and client KPI environments
Experience managing direct labour and subcontractors
