Contract Manager - Repairs & Voids

Contract Manager Reactive Maintenance & Voids £65,000 + Benefits Southeast London Role: Regen Solutions is currently working with a leading construction and maintenance company in their search for an Contract Manager to join their management team. As a Contract Manager you will be managing reactive repairs & voids across a contract that spans across Southeast London. Reporting in to the Operations Manager, you will have a team reporting in to you that consists of a repairs manager, supervisors, planners, admin, operatives and sub-contractors. Experience: Client contract delivery, in, customer relationships and management of relevant teams Creating a work safe culture Able to manage others to deliver multiple projects at the same time Good communicator and have experience dealing with clients and subcontractors Must have good IT skills and be able to use word and outlook Able to produce construction programmes (MS Projects ideally) A flexible, "can do" attitude and want to work as part of a team Able to produce and deliver progress reports Must be able to manage the H&S, quality and programme performance on their projects Key Responsibilities Operational Leadership: Manage the end-to-end delivery of reactive maintenance and void work streams across a busy South East London patch. Contractor Accountability: Appoint and robustly manage sub-contractors and DLOs (Direct Labour Organisations), ensuring they hit strict KPIs and SLA targets. Financial Oversight: Control "spend-per-void" and reactive budgets; conduct post-inspections to ensure value for money and accurate invoicing. Rapid Turnaround: Streamline the voids process to reduce property downtime while maintaining uncompromising safety standards. H&S & Compliance: Oversee all health and safety documentation (RAMS), ensuring all reactive works meet current building safety and fire regulations. Resident Excellence: Serve as a senior point of escalation for complex resident issues, ensuring high levels of customer satisfaction during urgent repair works. Reporting: Deliver real-time data to senior leadership regarding job completion rates, backlog management, and budget variances.
