Role Overview
This is a commercially focused role responsible for cost planning, tendering, procurement, contract management, financial control, and project commercial reporting. The position supports luxury residential and international projects and requires strong expertise in quantity surveying, sound commercial judgement, and advanced documentation skills.
This role is well suited for senior Quantity Surveying professionals with experience in high-end residential construction, international procurement, and delivering complex projects from a commercial perspective.
Key Responsibilities
- Prepare detailed cost estimates, Bills of Quantities (BOQs), tenders, bids, cost plans, and project budgets
- Draft, review, and manage contracts, subcontracts, and related correspondence
- Lead procurement processes including vendor selection, quotations, negotiations, and contractor agreements
- Monitor project costs, variations, change orders, and cash flow forecasts
- Support commercial reporting, management information systems (MIS), and financial oversight across projects
- Conduct cost analysis, risk assessments, and provide commercial recommendations
- Develop and maintain Excel-based cost trackers, dashboards, and cost control tools
- Utilise digital tools, estimation software, and AI-enabled systems to enhance QS processes
- Coordinate with design, construction, and leadership teams on commercial matters
Skills & Requirements
Must-Have Skills
- Strong commercial and contractual knowledge
- Expertise in quantity estimation, cost planning, tender documentation, and BOQ preparation
- Proven experience in procurement management, vendor negotiation, and contract administration
- Excellent stakeholder management and communication skills
- Ability to manage complex, high-value luxury residential projects
- Strong analytical ability, attention to detail, and commercial awareness
- Advanced proficiency in Excel, data analysis, and digital QS tools
- Ability to work remotely while coordinating with international stakeholders
Preferred Skills
- Experience working on international projects, particularly in the Middle East
- Familiarity with construction management platforms such as Procore, Primavera, Aconex, or similar
- Experience preparing MIS reports, cost forecasts, and value engineering studies
- Ability to use AI tools (e.g., ChatGPT, Copilot) for documentation, scope reviews, and comparisons
Qualifications
- Minimum 5+ years of experience as a Quantity Surveyor
- Strong background in residential or luxury housing projects
- Middle East project experience is advantageous
- Bachelor s degree in Civil Engineering, Quantity Surveying, or Construction Management
- Strong written and verbal communication skills in English
