Project Quantity Surveyor Location: Hertfordshire / London Projects Employment Type: Full-time About SJ Eastern is a specialist carpentry and joinery subcontractor delivering 1st & 2nd fix carpentry, external cladding, and high-end bespoke joinery fit-out across some of the UK's most prestigious commercial, residential, and mixed‑use developments. They are a preferred subcontractor for many of the UK's top main contractors, having built long-term relationships through exceptional craftsmanship and reliable delivery. Role Overview We are seeking a hands-on Project Quantity Surveyor who thrives in a subcontractor environment and is comfortable working closely with site teams. This role is ideal for someone who enjoys being physically present on projects, measuring works, validating progress, and ensuring commercial accuracy in a fast-paced fit‑out and carpentry setting. You will manage the commercial lifecycle of carpentry and joinery packages - from tendering and procurement through to valuations, variations, and final accounts. Key Responsibilities Conduct on-site measurement, progress checks, and verification of carpentry/joinery works Prepare and manage BOQs, cost plans, and tender submissions for carpentry packages Evaluate subcontractor and supplier quotes; manage procurement of materials and specialist joinery items Produce monthly valuations, applications for payment, and cost reports Identify, price, and negotiate variations, ensuring robust change control Monitor project budgets, cash flow, and cost forecasts Work closely with site managers, project managers, and installation teams to provide real-time commercial support Ensure compliance with contractual obligations (JCT/NEC) and internal procedures Maintain strong relationships with main contractors and project stakeholders Required Skills & Experience 3-7+ years' experience as a Quantity Surveyor, ideally with a subcontractor in carpentry, joinery, or fit‑out Strong hands-on approach - comfortable being on site daily Excellent measurement and valuation skills, especially for 1st/2nd fix carpentry and bespoke joinery Experience working with major UK contractors Strong negotiation and communication skills Proficiency with QS tools (CostX, Bluebeam, Excel) Degree in Quantity Surveying or equivalent experience What Offers Competitive salary and benefits Opportunity to work on high-profile London projects A stable, reputable subcontractor with long-standing contractor relationships A supportive team that values craftsmanship, quality, and commercial excellence
