Cobalt is working with a leading Build-to-Rent operator to appoint a General Manager for one of Birmingham's flagship residential developments.

This is a high-profile opportunity for an experienced General Manager to take ownership of a landmark asset, leading onsite operations, resident experience and commercial performance. The successful General Manager will play a key role in providing stability and leadership during an important period of transition, while helping to shape the future direction of the wider portfolio.

Our client is a well-established residential operator with a strong reputation for delivering high standards of service and resident experience across its portfolio.

This role offers the opportunity to oversee a flagship Birmingham development and work closely with senior stakeholders, with exposure to wider business initiatives and portfolio strategy.

The role

As General Manager, you will have full operational responsibility for the development, ensuring exceptional service delivery, strong commercial performance and a positive resident experience.

Key responsibilities

  • Leading and developing a multidisciplinary onsite team of approximately six employees.
  • Overseeing day-to-day operations across leasing, resident services, property management and facilities functions.
  • Driving resident satisfaction and maintaining high service standards throughout the development.
  • Managing operational budgets and monitoring financial performance against agreed targets.
  • Ensuring compliance with all relevant health and safety, regulatory and operational requirements.
  • Working closely with internal and external stakeholders to deliver operational excellence.
  • Identifying opportunities to improve performance, efficiency and resident experience.
  • Taking ownership of overall site performance and delivering against agreed KPIs.

Skills and experience required

  • Leadership experience within Build-to-Rent, PBSA, residential or wider property management environments.
  • Working knowledge of property operations, facilities management and resident services.
  • Experience managing multidisciplinary teams and creating a positive team culture.
  • Commercial awareness with responsibility for budgets and financial performance.
  • Working knowledge of compliance, health and safety requirements, and building operations.
  • The ability to balance customer experience with commercial objectives.
  • Strong stakeholder management and communication skills.
