Head of Maintenance Location: Birmingham, Worcester & Malvern (Travel Required)Job Type: Full-Time, Permanent / start with immediate effectSalary: £30,000 per annumOn-Target Earnings: Up to £5,000 bonus (see Compensation & Benefits)Perks: Company van, company tools & fuel allowanceHours: Full-Time, Monday to Friday, 9:00am 6:00pm (some weekend working required see below)About the Role We are looking for an experienced and ambitious Head of Maintenance to lead property operations across our growing portfolio in Birmingham, Worcester, and Malvern. This is a senior role that is currently very hands-on and you will be working directly on properties day-to-day, carrying out maintenance, repairs, and project work alongside any existing team members.As the business takes on larger projects over the next six to twelve months, the role will naturally evolve to encompass subcontractor management and, in time, oversight of a growing in-house team. We are looking for someone who is equally comfortable getting stuck in on the tools today as they are building and managing a team tomorrow.You will take ownership of the full maintenance function from reactive repairs and property upkeep to planning and delivering large-scale refurbishment and renovation projects.
You will be expected to think strategically, manage budgets tightly, and ensure every project is delivered on time and to a high standard.Key Responsibilities Hands-On Property Maintenance (Current Focus)In the near term, you will be directly carrying out maintenance, repairs, and project work across the portfolio this is a genuinely hands-on role.Perform and oversee regular inspections, preventative maintenance, and minor to mid-scale repairs.Respond to ad-hoc reactive issues quickly to protect guest satisfaction and property standards.As workload and project scale increases, you will transition progressively into a supervisory and management capacity.Subcontractor & Team Management (Evolving Over 6-12 Months)As larger projects are secured, take on the sourcing, briefing, and management of specialist subcontractors.Ensure subcontractors deliver to specification, on time, and within agreed costs.Over the next six to twelve months, build out and lead an in-house maintenance team as the business grows.Allocate and prioritise workloads effectively across the team, balancing reactive tasks with planned projects.Set clear performance standards and foster a culture of accountability and continuous improvement.Project Management & RenovationsPlan and oversee large-scale renovation and refurbishment projects across the portfolio from inception to completion.Develop detailed project plans, timelines, and resource schedules.Coordinate contractors, suppliers, and internal teams to ensure smooth project delivery.Ensure all work is completed to the highest standard, on schedule, and within budget.Produce post-project reports and lessons-learned documentation.Budgeting & Financial OversightPrepare, manage, and report on maintenance and project budgets.Source competitive quotes and manage supplier/contractor relationships to deliver best value.Track spend versus forecast, identifying variances and implementing corrective action.Contribute to client invoicing by accurately recording and reporting works completed, supporting timely billing.Identify cost-saving opportunities without compromising on quality or safety.Property Maintenance & StandardsOversee regular inspections and preventative maintenance programmes across all properties.Ensure rapid resolution of maintenance issues to protect guest satisfaction and property condition.Maintain compliance with all relevant health & safety, building, and regulatory requirements.New Property OnboardingLead the preparation of new properties for launch, including procurement, furniture assembly, decorating, and room setup to brand standards.Manage the onboarding timeline to ensure properties are guest-ready on schedule.Garden & Outdoor MaintenanceEnsure all outdoor spaces are maintained to a high standard lawns, hedges, landscaping, and general cleanliness.Coordinate and oversee any contracted groundskeeping services as required.Strategic Planning & Forward ThinkingContribute to the long-term maintenance strategy, identifying risks, recurring issues, and improvement opportunities across the portfolio.Provide recommendations on capital expenditure, asset replacement cycles, and property upgrades.Stay current with industry best practices and bring new ideas to improve efficiency and standards.RequirementsProven experience in a senior maintenance, facilities management, or property management role.Stong project management experience, including overseeing large-scale renovation or refurbishment works.Demonstrable experience managing and developing a team.Budget management skills with a commercial, cost-conscious mindset.Excellent organisational and prioritisation skills able to manage multiple projects simultaneously.Practical trade skills, including:Basic electrical workBasic plumbingBasic tilingDecorating (painting, wallpapering, wall mounting, etc.)General handyman tasks and furniture assemblyFull UK driving licence (essential).Comfortable working across multiple locations and adapting to a varied day-to-day workload.Physically able to carry out hands-on tasks including lifting and transporting furniture and supplies when required.Working Hours This is a full-time role, Monday to Friday, 9:00am to 6:00pm.Due to the nature of serviced accommodation, some weekend working will be required particularly to handle sensitive guest-facing issues or to keep overrunning projects on track.
