Contracts Manager – Social Housing Planned Maintenance Salary: £55,000–£65,000 per annum, depending on experience Benefits: Company vehicle or car allowance, pension, annual leave and performance-related benefits Location: Sevenoaks Job Type: Permanent, Full-Time The Role We are seeking an experienced Contracts Manager to take overall responsibility for the successful delivery of social housing planned maintenance and refurbishment programmes. The role will have a particular focus on painting and decorating, cyclical decorations, general planned maintenance and property refurbishment, working across Housing Association, Local Authority and public-sector contracts. The successful candidate will oversee the operational, commercial and contractual performance of multiple contracts, ensuring works are delivered safely, efficiently, on programme, within budget and to the required quality standards. Key Responsibilities * Manage the day-to-day delivery of multiple social housing planned maintenance contracts. * Oversee planned maintenance, cyclical decorations, painting and refurbishment programmes. * Manage contracts from mobilisation through to completion and final account. * Develop and monitor programmes, resources and delivery schedules. * Manage Supervisors, Site Managers, operatives, subcontractors and supply-chain partners. * Monitor productivity, quality, progress and contract performance. * Oversee internal and external painting and decorating programmes. * Ensure works comply with specifications, Schedules of Rates and agreed quality standards. * Manage snagging, defects and completion of works. * Monitor contract expenditure, budgets, profitability and financial forecasts. * Manage variations, valuations, applications for payment and commercial risks. * Work closely with Quantity Surveyors and commercial teams. * Maintain strong relationships with Housing Associations, Local Authorities and other clients. * Attend client meetings and monitor KPIs and SLAs. Experience & Qualifications * Proven experience as a Contracts Manager, Senior Contracts Manager or Operations Manager within social housing, planned maintenance, refurbishment or construction. * Strong experience managing painting/decorating and/or general planned maintenance contracts. * Experience working with Housing Associations and/or Local Authorities. * Strong commercial awareness, including budgets, forecasting and contract profitability. * Good knowledge of Schedules of Rates (SOR) and social housing pricing mechanisms. * Proven experience managing operational teams and subcontractors. * Strong client, resident and stakeholder management skills. * Full UK driving licence.
