Location: Warrington Salary £60,000: Bonus: Car Allowance: Excellent Benefits Role: Quantity Surveyor: Planned Works & Social Housing Are you an experienced Senior Quantity Surveyor, Lead Quantity Surveyor or Managing Quantity Surveyor looking for greater commercial responsibility, team leadership and a genuine route into regional management? Were recruiting for a major UK property services business seeking a commercially strong Lead Quantity Surveyor to support its North West operation from Warrington. This is a senior, hands-on commercial role with responsibility for multiple live contracts, client relationships and the development of the wider surveying team. The Package Salary up to £60,000 DOE Car Allowance + Fuel Card Performance-related bonus opportunity Company pension Enhanced holiday and family leave Health and wellbeing benefits Training and professional development Excellent long-term progression opportunities The Role Youll take commercial responsibility across a portfolio of planned works, social housing, refurbishment, retrofit and property improvement contracts, including: CVRs, WIP, forecasting and cost control Valuations, variations and final accounts Subcontractor procurement and commercial management Commercial reporting and risk management Client negotiations and contract discussions Supporting operational teams to protect margins and performance Mentoring and developing Quantity Surveyors, Graduates and Trainees Maintaining site visibility across live contracts This role needs someone who is commercially confident, able to challenge clients when required, but equally capable of coaching and developing junior members of the team. What Were Looking For Youll ideally have: Strong Quantity Surveying experience Experience in social housing, planned maintenance, planned works, refurbishment, retrofit or property services Strong knowledge of CVRs, WIP, forecasting, valuations and final accounts Experience managing multiple contracts or workstreams Strong subcontractor and client management experience Confidence leading commercial discussions and negotiations Experience mentoring or supporting junior commercial staff Full UK driving licence A degree in Quantity Surveying, Commercial Management or a related discipline would be advantageous. Knowledge of JCT, NEC or SBCC contracts would also be beneficial. Why This Role? This is more than a standard QS vacancy.
