About the role
An established construction company based in Loughton, Essex is looking to appoint an experienced Contracts Manager to oversee a range of refurbishment and planned works projects across the education and local authority sectors.
The successful candidate will take responsibility for managing projects from pre-construction through to completion, ensuring works are delivered safely, on programme, within budget and to the required quality standards.
Projects will include school refurbishment schemes and council housing refurbishment projects, with individual contract values of up to approximately £5m.
The Role
As Contracts Manager, you will be responsible for the overall delivery and commercial performance of multiple projects, working closely with clients, consultants, site teams, subcontractors and senior management.
Key responsibilities will include:
* Managing multiple refurbishment projects from mobilisation through to completion
* Overseeing projects within the education and local authority sectors
* Managing contracts with values of up to £5m
* Providing leadership and support to Site Managers and project teams
* Managing programmes, ensuring projects remain on schedule
* Monitoring project costs, budgets and commercial performance
* Coordinating subcontractors, suppliers and site-based teams
* Maintaining strong relationships with clients and consultants
* Attending progress meetings and providing regular project updates
* Ensuring projects are delivered in accordance with contract requirements
* Monitoring health & safety, quality and compliance across projects
* Managing variations, delays and contractual issues
* Ensuring all necessary project documentation and reporting is maintained
* Supporting the pre-construction and mobilisation process for new projects
* Driving projects through to successful completion and handover
The ideal candidate will be an experienced Contracts Manager with a strong background in refurbishment and planned works, ideally having delivered projects for local authorities, councils, housing associations or the education sector.
You should have:
* Proven experience managing construction/refurbishment projects up to £5m
* Experience working within occupied properties and/or live environments
* Strong knowledge of refurbishment and planned maintenance works
* Previous experience working with local authorities, councils, housing associations or schools
* Strong commercial and contractual awareness
* Excellent communication and organisational skills
* The ability to manage multiple projects and priorities
* Strong leadership skills with the ability to manage and motivate project teams
* A proactive approach to problem solving and project delivery
* Relevant construction qualifications
