About the Role
Our client is looking for an experienced Property Portfolio Manager to join their growing property team and take ownership of a diverse residential portfolio.
This is a hands-on property management role for someone who understands that good portfolio management is about much more than administration. You will manage relationships with tenants, landlords, leaseholders, managing agents and contractors, while ensuring properties are well maintained, compliant and managed effectively.
The portfolio spans long leasehold residential blocks, AST / PRS properties, social housing / DSS and temporary accommodation, giving you exposure to a broad range of residential property management.
What You'll Be Doing:
Managing an allocated residential property portfolio from tenancy start through to check-out.
Managing AST / PRS, social housing / DSS and temporary accommodation properties.
Acting as a key contact for tenants, landlords, leaseholders and external managing agents.
Managing tenant deposits, inventories, check-ins and check-outs.
Triaging maintenance issues, assessing urgency and coordinating repairs through to completion.
Managing contractors and ensuring works are completed on time and to the required standard.
Dealing with tenant complaints, disputes and difficult situations, using strong de-escalation and problem-solving skills.
Carrying out property inspections and following up on issues.
Managing tenancy matters including renewals, extensions, notices, voids and move-ins / move-outs.
Monitoring rent and arrears issues and escalating where appropriate.
Liaising with councils, solicitors, managing agents and other external stakeholders.
Supporting compliance, property safety and certification requirements.
Resolving historic property and tenancy issues and ensuring actions are followed through.
Providing regular updates and portfolio information to the Head of Property Operations and other stakeholders.

What They're Looking For
You must have at least 3 years' residential property management experience.
They are particularly interested in candidates who have experience across different residential housing environments, rather than someone whose experience is limited to one area of property.
You will ideally have experience with:
AST and PRS property management.
Social housing / Universal Credit and/or temporary accommodation.
Long leasehold residential blocks.
Tenant deposits and deposit deductions.
Inventories, check-in and check-out.
Tenancy management.
Maintenance triage and repairs.
Contractor and managing agent management.
Tenant complaints and de-escalation of difficult situations.
Property inspections and void management.
Rent and arrears management.
Landlord, leaseholder and tenant relationships.

A relevant property management qualification would also be desirable.
