About the role

Hill & Hill Recruitment are seeking a Voids Manager to work with one of our Local Authority clients based in London. Key Responsibilities * You will play a key role in managing the Council’s voids service, ensuring properties are inspected, repaired and returned to a lettable standard efficiently and within agreed timescales. * The role will involve overseeing the end-to-end voids process, from property handover and initial inspections through to works, quality checks and sign-off for re-letting. * You will manage contractors and internal teams, monitoring performance, costs, quality and programme delivery to ensure void properties are returned to service as quickly and efficiently as possible. * You will work closely with Housing Management, Repairs, Allocations, Property Services and external contractors to identify and resolve issues affecting void turnaround times. * You will monitor void performance, expenditure, quality and key performance indicators, providing clear reporting and recommendations to senior management. * You will ensure works are delivered in accordance with relevant housing standards, health and safety requirements, policies and procedures. Your Experience * Significant experience managing voids within a social housing or Local Authority environment. * Strong understanding of the end-to-end voids process, including inspections, specifications, repairs, refurbishment, quality control and re-letting. * Experience managing contractors and/or directly employed teams, with a strong focus on performance, cost and quality. * Proven experience of improving void turnaround times, reducing costs and delivering service improvements. * Good knowledge of social housing repairs, property standards, health and safety and relevant housing legislation. * Experience monitoring KPIs, analysing performance data and providing clear reports and recommendations to senior managers. * Excellent communication, organisational and problem-solving skills, with the ability to work effectively across multiple teams and stakeholders. * A relevant qualification or professional experience in housing, property, building surveying, repairs, construction or a related discipline would be advantageous.
