TSR Legal are pleased to be representing a well-established and growing legal practice in Cardiff who are looking to recruit an experienced New Build Conveyancer to join their busy and supportive residential property team.
This is an excellent opportunity for an experienced fee earner with a background in new build conveyancing to join a collaborative team, manage a varied caseload and benefit from a competitive salary with an uncapped bonus earning potential.
The Role
Working within an experienced property team, you will manage your own caseload of approximately 50 files, acting for purchasers of new build properties and overseeing transactions from initial instruction through to completion.
The role will predominantly involve multiple plot purchases on the same developments, alongside some standalone new build purchases and associated sale transactions. This is a purchaser-facing role rather than plot sales.
Your responsibilities will include:
Managing a full caseload of residential conveyancing matters, with a particular focus on new build purchases.
Handling all stages of the conveyancing process, from instruction through to exchange and completion.
Reviewing contracts and legal documentation, carrying out title checks and raising enquiries.
Reporting to clients and mortgage lenders, ensuring they are kept fully informed throughout the transaction.
Liaising closely with developers and other third parties, providing regular updates and working towards key exchange deadlines.
Undertaking pre-completion searches and ensuring all relevant documentation and funds are in place.
Managing post-completion file requirements, including SDLT submissions and file closures, with Land Registry applications handled by the dedicated post-completion team.
Maintaining accurate file records and ensuring all matters comply with regulatory and internal requirements.
The Candidate
The successful candidate will have previous experience managing their own residential conveyancing caseload, with a strong understanding of new build transactions.
You will ideally have:
Previous fee-earning experience within residential conveyancing.
Experience handling new build purchases and an understanding of developer-led transactions and associated deadlines.
The ability to manage your own caseload and work effectively to deadlines.
Strong communication and client relationship skills.
A proactive and organised approach, with excellent attention to detail.
A Law Degree, LPC or professional qualification as a Solicitor, Licensed Conveyancer or FCILEX would be advantageous, although relevant experience is the key requirement.
The Benefits
Competitive salary, dependent on experience.
Uncapped bonus earning potential.
Hybrid working with flexibility to work from home.
Modern city-centre office location in Cardiff.
Supportive team environment with an established pod structure.
Ongoing support and opportunities for professional development and further qualifications.
