We're working with an entrepreneurial private real estate investment business that has quietly built a high quality, multi sector commercial property portfolio through active asset management, tailored investment strategies and hands on execution. The business specialises in creating value for private investors by taking a proactive approach to every stage of the investment lifecycle, with sustainability and occupier experience at the heart of its decision making.
Following continued portfolio growth, they're creating a brand new role to bring property and facilities management in-house.
This isn't a traditional Property Manager position.
It isn't a traditional Facilities Manager role either.
It's an opportunity for someone who enjoys taking ownership, solving problems and helping shape how a growing real estate business manages its assets.
The Opportunity
Working directly alongside the Asset Management and Finance teams, you'll become the operational heartbeat of the portfolio. You'll oversee a diverse commercial estate of approximately 10 UK assets including offices, industrial, retail, development land, a marina, ensuring buildings are run efficiently while supporting wider asset management initiatives.
With external managing agents currently overseeing parts of the portfolio, you'll gradually help bring more operational control in-house, improving service, driving efficiencies and creating better outcomes for both investors and occupiers.
The business has recently implemented Re-Leased and embraces technology and AI to improve efficiency, so they're looking for someone equally forward thinking who enjoys improving processes rather than simply following them.
What You'll Be Doing
- Managing the day-to-day operational performance of a diverse commercial portfolio.
- Acting as the first point of contact for occupiers and developing strong tenant relationships.
- Managing service charge budgets ranging from around £60,000 to in excess of £1m
- Overseeing service charge budgeting, reconciliation and expenditure.
- Coordinating contractors, maintenance programmes and planned works.
- Procuring suppliers and identifying opportunities to reduce operating costs without compromising service.
