We provide our services across the core sectors (office, industrial, retail and hotel) as well as many specialised property types.The UK business is headquartered in London, with over 1300 specialists throughout 16 offices across the UK and Ireland.Job DescriptionLocation: Birmingham/Leeds/LondonDepartment: Occupier Services, EMEAGrade: Senior SurveyorThe role of an Estates Manager is to provide corporate property management support, service co-ordination and advice for a commercial property portfolio comprising multiple offices, retail units, industrial units and/or other specialist interests. The purpose of this role is to provide an efficient and effective property management service as well as strategic advice for the estate. This role will be responsible for the management and development of client relationships in order to achieve maximum profitability and to generate new opportunities for business development within the Business Group and within Colliers International.The core responsibilities of the role will include but is not limited to:General estate management duties for a defined national or regional portfolioOnboarding of new propertiesManagement of landlord enquiries and interpretation/observation of obligations under the leaseRegular liaison with landlords and tenants and enforcement of their responsibilitiesManaging major landlord relationshipsManaging applications for landlord’s consentInterpretation of lease obligations and enforcing landlord repair covenantsSupporting the annual budgeting exerciseSupporting the contract reporting cycleCo-ordinating and resolving third party / neighbour requirements and disputesCo-ordinating and managing the sublet estateAudit and (where appropriate) challenge of service charges and insurance premiumsManaging/supporting projectsApproval of funding requests and charge raising reportsArrears recovery when contested/escalatedTransaction management and oversight of professional/advisory instructionsPlanning, undertaking and reporting on inspectionsEnsuring that property files are up to dateEnsuring that there is the appropriate level of data, supervision and regular reporting on the client property databaseManaging specialist service partner provisions across a portfolio of propertiesReview and quality assure reporting and recommendations from specialist subject matter expertCarry out routine Lease Advisory and Agency work, including licence applications and renewalMonitoring and updating any client helpdesk Co-ordination, reporting and attendance at client/contract meetingsPerformance management of contractors and service providersContribute to the planning, development and monitoring of premisesCollation of data and reporting on H&S and Environmental performanceInvestigating, reporting, and managing insurance claimsInvoice processing To be aware of and comply with company policy and statutory requirementsThe candidate will be expected to work in a flexible way and as part of a teamCollaboration with the Estates AdministratorClient relationship managementKnowledge Expertise & Professional DevelopmentYou are recognised for your expertise and receive regular positive feedback from your client(s).
