Job title: Contracts Manager
Location: Wolverhampton
Salary: Competitive (DOE)
Monday to Friday
8am-4:30pm.
Benefits: Company vehicle or car allowance provided
23 days + Bank holidays
Key Responsibilities:
* Contract Management: Oversee reactive repairs and void maintenance contracts across social housing properties, ensuring smooth day-to-day operations.
* Performance & Delivery: Ensure all works are completed on time, within budget, and in line with agreed KPIs and SLAs.
* Team Leadership: Manage and support supervisors, operatives, and subcontractors, driving productivity and high performance.
* Client Relationships: Build and maintain strong relationships with clients, ensuring excellent service delivery and satisfaction.
* Health & Safety: Ensure full compliance with company health and safety policies and procedures across all sites.
* Budget Control: Manage contract budgets, monitor costs, and ensure profitability through effective financial control.
* Void & Reactive Works Oversight: Coordinate void turnarounds and reactive maintenance works, ensuring properties are returned to lettable standard efficiently.
* Reporting: Produce regular reports on performance, progress, and financials for senior management and clients.
As a Contracts Manager, you will play a key role in ensuring service delivery meets both client expectations and internal standards. The Contracts Manager will be responsible for maintaining performance across multiple workstreams while ensuring compliance and quality are never compromised. This Contracts Manager position requires a proactive individual who can manage teams effectively, maintain strong client relationships, and deliver results in a fast-paced environment.
Key Requirements:
* Proven Experience: Previous experience as a Contracts Manager within social housing, repairs, or maintenance is essential.
* Sector Knowledge: Strong understanding of reactive repairs and void maintenance contracts.
* Leadership Skills: Experience managing teams, subcontractors, and multiple workstreams simultaneously.
* Commercial Awareness: Ability to manage budgets, control costs, and deliver profitable contracts.
* Full UK Driving License: Must have a valid driving license.
* Communication Skills: Strong interpersonal skills with the ability to engage professionally with clients and stakeholders.
* Self-Motivated: Able to work independently and drive performance across contracts.
* Health & Safety Awareness: Full knowledge and commitment to adhering to health and safety regulations.
