About the role
SKM Impact Solutions is recruiting for an experienced Senior Commercial Manager to join a well established and growing organisation operating extensively across the housing and built environment sectors.
Please make an application promptly if you are a good match for this role due to high levels of interest.
This is a particularly interesting opportunity for someone who combines strong commercial experience with construction contract and legal knowledge . Rather than a traditional QS focused commercial role, you'll play a key part in reviewing, drafting and negotiating contracts, managing contractual risk and supporting procurement and framework activity.
You'll support the Head of Technical Services in leading the commercial and contractual function and will also have responsibility for a Commercial Manager.
The Role You'll be responsible for: • Providing senior commercial and contractual advice across frameworks, procurement and contract awards • Reviewing, drafting, amending and managing construction and commercial contracts • Working with contracts including JCT Design & Build, Intermediate, Minor Works and Measured Term, RICS appointments, TAC 1/FAC, framework agreements, material supply contracts, PCSAs and Letters of Intent • Reviewing contractual clauses covering liability, indemnities, payment, insurance, warranties, termination and dispute resolution • Identifying commercial and contractual risks and advising stakeholders on appropriate solutions • Reviewing third party agreements and negotiating amendments where required • Supporting procurement exercises, tender clarification, direct awards and mini competitions • Ensuring contracts accurately reflect scope, pricing, payment mechanisms, risk allocation and delivery requirements • Supporting contract award, governance and commercial assurance • Building strong relationships across Technical Services, Procurement, Member Services, Supply Chain and senior leadership • Keeping up to date with construction contracts, commercial issues, industry developments and relevant case law
About You We're looking for someone with: • A relevant degree or significant relevant operational experience • Chartered Legal Executive status, FCILEx/ACILEx, working towards this, or an equivalent legal qualification • Strong knowledge of construction law and contract management • Knowledge of standard construction contracts including JCT, RICS, RIBA and NEC • Experience of contract dispute resolution • Knowledge of responsive repairs, planned maintenance, building safety and compliance • Understanding of housing law and social housing regulation • Experience drafting, reviewing and negotiating repairs, maintenance, construction, development, consultancy or materials contracts • Experience independently managing a varied contractual workload • Strong understanding of contractual risk and liability
Experience within social or affordable housing, asset management, property maintenance, public procurement or construction frameworks would be particularly valuable.
You'll also need excellent analytical, negotiation and communication skills with the confidence to advise senior stakeholders and turn complex contractual issues into practical commercial solutions.
Why Consider This Role? This is an opportunity to take on a genuinely influential commercial position within an organisation working across a significant range of housing, construction, building safety, planned investment, new build, decarbonisation and renewable projects. xwzovoh
You'll have the opportunity to shape contractual approaches, influence major procurement activity and become a trusted commercial adviser across the organisation.
