Commercial Contract Manager / Quantity Surveyor A S Ramsay Building Contractors Ltd is seeking an experienced Commercial Contract Manager / Quantity Surveyor to manage the full commercial and contractual administration of construction projects from pre-construction through to final account.

The successful candidate will be responsible for overseeing all financial and contractual aspects of projects, ensuring effective cost control, compliance with contract requirements, and maximising commercial performance.
Key Responsibilities Full commercial management of construction projects from inception to completion Preparation and submission of Applications for Payment (AFP) and valuations Assessment and agreement of subcontractor applications and valuations Preparation, negotiation, and management of subcontract orders and purchase orders Administration of JCT contracts, including contractual correspondence and notices Management and assessment of Extension of Time (EOT) claims and loss & expense matters Preparation and agreement of variations, change control, and final accounts Cost reporting, forecasting, cash flow monitoring, and budget control Management of payment notices, pay less notices, and contractual compliance Liaising with clients, consultants, site teams, and subcontractors on commercial matters Identifying and mitigating commercial and contractual risks Monitoring project profitability and ensuring commercial targets are achieved Supporting dispute avoidance and resolution where required Ensuring accurate record keeping and commercial documentation throughout the project lifecycle Requirements Proven experience in a Quantity Surveyor or Commercial Manager role within the construction industry Strong working knowledge of JCT contracts and construction contract administration Experience managing valuations, variations, EOTs, subcontract procurement, and final accounts Excellent commercial awareness and negotiation skills Strong organisational and communication skills Ability to manage multiple projects simultaneously Proficient in Microsoft Office and commercial management systems Please Note This role is commercially and contractually focused. xwzovoh
