Property Manager
The organisation
We are working with an established and well respected Property company who are looking to appoint a strong Property Manager at their office based in Manchester.
This opportunity offers exposure to a diverse portfolio, mainly focussing on residential property, but also with mixed use properties. The portfolio includes assets subject to insolvency proceedings, giving the successful candidate the opportunity to manage properties through complex stages of their lifecycle.
You will work alongside an established Recovery & Valuation team, insolvency practitioners and internal receivers, with direct exposure to Partners and other property specialists.
The role and responsibilities
Reporting to the Partners, the Property Manager will take responsibility for a portfolio of distressed properties, helping to secure, manage and maximise their value throughout insolvency proceedings.
Key responsibilities:
Take control of properties following appointment and coordinating security, inspections, re-keying and other necessary works.
Manage contractors to maintain properties and meet relevant compliance requirements.
Manage tenant and occupier relationships, including rent collection, lease reviews, queries and lease obligations.
Support lease negotiations or terminations where required as part of the insolvency process.
Coordinate maintenance, health and safety requirements, utilities, insurance and building security, particularly across vacant or non-trading properties.
Maintain property records, budgets and transaction logs while reconciling rental income, service charges and arrears.
Support financial reporting, asset valuations and cash flow projections for administrators.
Prepare properties for sale or auction and working with agents, valuers and legal teams throughout the disposal process.
Undertake property viewings and site inspections when required.
Skills and requirements:
Working knowledge of managing residential, commercial or mixed-use property.
An understanding of property maintenance, statutory compliance and health and safety requirements.
Working knowledge of tenant management, rent collection and lease obligations.
The ability to maintain accurate property and financial records.
The ability to coordinate contractors and work with agents, valuers, legal advisers and other property professionals.
A considered approach to managing priorities where property matters can be time-sensitive.
Previous exposure to distressed assets, insolvency proceedings would be beneficial but not essential.
