Senior Planned Operations Manager 📍 Southampton 💰 Up to £72,000 per annum 🕒 Full-time, Permanent (37 hours per week) Lead major investment programmes. Shape the future of housing. Are you an experienced leader in planned maintenance, capital works, or asset management? Ready to take ownership of high-value programmes and make a real impact? We’re looking for a Senior Planned Operations Manager to lead the delivery of large-scale planned and cyclical works across a diverse housing portfolio. What you’ll be doing You’ll take full responsibility for delivering a £28m planned investment programme across homes, including kitchens, bathrooms, roofing, windows, and cyclical decorations. This is a strategic and hands-on leadership role where you will: • Lead and develop managers, operatives, and contractors • Manage large budgets, ensuring strong financial control and value for money • Oversee contract management and supplier performance • Ensure compliance with health & safety and housing regulations • Drive continuous improvement and service innovation • Work closely with finance teams on forecasting and long-term planning • Engage with residents to deliver a high-quality customer experience What we’re looking for • Proven experience in planned maintenance, capital works, or asset management • Background in social housing, construction, or property services • Experience managing multi-million-pound budgets • Strong leadership and team management skills • Knowledge of compliance, health & safety, and housing regulations • Excellent communication and stakeholder management skills • Ability to drive performance and operational efficiency Bonus if you have experience in contract procurement, in-house delivery models, or relevant professional qualifications.
