Job ID: 20188Salary: c75,000Location: South East London / EssexRegion: Essex, KentLong established Developer urgently seek a Project Manager for an important Partnerships Development in Hornchurch, Essex.The site consists of 70 units arranged over 5 traditionally built blocks. The project is currently in enabling works stage so a great opportunity to to control a project from its early stages of conception.Being a Regional size Developer this is an important role and you will be number 1 on Site, responsible for a Site Manager and an Assistant Site Manager and QS in addition to a large number of sub contractors.This Developer has an excellent setup and good relations with all the sub-contractors, the ideal candidate will need to have a partnering mindset that is consultative and understanding to get the best from the workforce and in addition have an excellent eye for and be able comprehend a high level of detail for board reporting.Here’s a clear breakdown of the key duties:1. Project Planning & CoordinationDefine project scope, objectives, and timelinesDevelop detailed project plans and schedulesCoordinate architects, engineers, contractors, and consultantsEnsure all planning permissions and regulatory approvals are secured2. Budget & Cost ManagementPrepare and manage project budgetsMonitor costs and control expendituresApprove invoices and manage financial reportingIdentify cost-saving opportunities without compromising quality3. Procurement & Contract ManagementSource and appoint contractors, suppliers, and subcontractorsPrepare and manage contracts and tender processesEnsure all parties meet contractual obligations4. Site Management & SupervisionOversee day-to-day construction activitiesEnsure work is progressing according to scheduleConduct site inspections and resolve on-site issuesCoordinate logistics, materials, and workforce5. Health, Safety & ComplianceEnsure compliance with health and safety regulationsImplement risk assessments and safety proceduresMake sure the project meets local building codes and standards6. Quality AssuranceMonitor construction quality and workmanshipEnsure materials and finishes meet specificationsManage snagging (defect identification) and rectification7. Stakeholder CommunicationAct as the main point of contact for clients, investors, and authoritiesProvide regular progress updates and reportsManage expectations and resolve conflicts8. Risk ManagementIdentify potential risks (financial, legal, operational)Develop mitigation strategiesRespond to unforeseen issues (delays, supply problems, etc.)9.
