Estimator Location: West Midlands, Wolverhampton Job Type: Permanent, Full-Time Salary: £45,000 - £50,000 per annum An established housing developer, recognised for an exceptional workplace culture and stability rooted in social housing projects, seeks an Estimator to join their team in the West Midlands. Job Description The Estimator plays a vital role in the construction process, responsible for preparing accurate and detailed cost estimates for house building projects. This position involves analysing project plans, specifications, and materials to produce comprehensive quotations that support tender submissions and internal budgeting. The role requires close collaboration with procurement, design, and project management teams to ensure cost-effective and timely delivery of construction projects. Key Responsibilities Review architectural drawings, specifications, and other documentation to develop detailed cost estimates for housing developments. Prepare itemised bills of quantities and pricing schedules based on material, labour, plant, and subcontractor costs. Analyse and evaluate supplier and subcontractor quotations to select the most appropriate offers in line with project requirements. Collaborate with the purchasing and design teams to identify cost-saving opportunities without compromising quality or compliance. Maintain and update cost databases and historical records to improve accuracy and efficiency in future estimates. Provide timely and clear reports to senior management and stakeholders regarding cost forecasts and potential risks. Ensure all estimates comply with relevant building regulations, health and safety standards, and company policies. Support negotiations with suppliers and subcontractors to achieve competitive pricing. Attend site visits and meetings as necessary to understand project scope and constraints. Required Qualifications and Experience Full, valid driving licence. Proven experience in estimating within the house building or residential construction industry. Strong understanding of construction methods, materials, and health and safety regulations. Experience in preparing detailed cost breakdowns and tender submissions. Competent in the use of estimation and procurement software or Microsoft Office applications. Knowledge and Skills Excellent numerical and analytical skills with a keen eye for detail. Strong organisational skills to manage multiple estimates concurrently and meet deadlines. Effective communication skills, both written and verbal, to liaise with various stakeholders. Ability to interpret technical drawings and construction documentation accurately. Proactive approach to problem-solving and identifying cost-saving measures. Preferred Qualifications Experience specifically within social housing or affordable housing projects. Professional membership of relevant bodies in construction or quantity surveying. Working Conditions Based primarily at the office in Wolverhampton with occasional site visits across the West Midlands. Working from home up to 2 days per week. Standard full-time hours with flexibility required to meet project deadlines. Use of company car or car allowance provided, along with fuel allowance for work-related travel.
