Freelance Quantity Surveyor – Façades & Building Envelope Manchester (Site Based) Immediate Start | Long-Term Contract Residential Projects We are currently recruiting for an experienced Freelance Quantity Surveyor with a strong background in façade cladding and building envelope packages to join a reputable subcontractor delivering high-quality residential and commercial projects. This is an immediate start, long-term freelance opportunity, taking full commercial responsibility for a new residential scheme in central Manchester. The Role Reporting directly to the Commercial Director, you will be responsible for the full commercial management of a live residential project. Key duties will include: * Full QS responsibility for façade and building envelope packages * Managing valuations, variations, cost reporting, and final accounts * Liaising with design teams, Tier 1 contractors, and subcontractors * Supporting procurement and commercial negotiations * Working closely with site teams and operations to ensure successful delivery * Ensuring commercial compliance and project profitability Requirements * Extensive experience as a Quantity Surveyor within façades and building envelope subcontracting * Strong commercial acumen with proven cost management and negotiation skills * Good working knowledge of construction contracts * Proven track record working with reputable subcontractors * Available for an immediate start What’s on Offer * Long-term freelance contract * Competitive day rate (DOE) (Outside IR35) * Opportunity to work on a residential development in Manchester * Well-run business with a strong pipeline of work * Professional, collaborative team environment
