Lead Construction Manager / Project Manager – New Build Care Home Woodford Green, North East London Permanent Preferred | Freelance Considered £18m Project Value A well-established, medium-sized family-owned main contractor is seeking an experienced Lead Construction Manager or Project Manager to take full responsibility for delivering a major new build care home development in Woodford Green, North East London. This is an excellent opportunity for a strong No.1 Site Lead who can take ownership of the project and independently drive it through to successful completion. The Project: * New build care home development * 100-unit scheme * 3-storey steel frame structure * SFS, brickwork and precast floors * Concrete basement * £18m contract value * Project commenced 6 months ago * Approximately 12 months remaining * Steel frame erection due to commence within 3 weeks * Facades, roofing and internal packages to follow The Role: You will act as the lead site-based professional with full responsibility for the day-to-day management and successful delivery of the project through to handover. Key responsibilities will include: * Overall site leadership and project coordination * Managing programme, quality, health & safety and subcontractors * Driving progress * Coordinating steel frame, façade, roofing and internal works * Maintaining strong communication with the client, consultants and supply chain * Ensuring delivery against programme and commercial objectives * Leading site teams and maintaining high standards throughout construction Candidate Requirements: We are seeking a confident and capable individual who can hit the ground running and operate independently as the No.1 on site. Essential experience: * Proven experience delivering new build residential or care home schemes as a Lead Project Manager or Construction Manager * Strong background in multi-storey residential developments/apartments * Experience managing projects through structure, envelope and internal fit-out stages * Main contractor background * Ability to independently manage and deliver projects to completion Desirable: * Previous new build care home experience * Experience with steel frame construction, SFS and precast flooring systems Competitive salary/day rate depending on experience For more information or to discuss the opportunity confidentially, please get in touch
