What your day-to-day will look like:
Strategic Planning and Execution:
Activity
Develop and implement comprehensive hard services maintenance strategy for 22 Bishopsgate.

Align maintenance and capital investment strategies with overall business objectives, ensuring that all initiatives contribute to the long-term success of 22BG.

Drive innovation in building services operations and maintenance techniques, fostering a culture of continuous improvement for the benefit of Occupiers and BNPP

Measures
Asset Management Strategy set and adhered to.

Service Partner Contractor KPIs set and target being met

Set and support delivery of stretching strategic targets

Develop a pipeline of innovation which delivers value

Demonstrate value delivery through strategic approach

All as built information is up to date and controlled to keep an accurate record.

Building Systems Management:
Activity
Ensure the optimal performance of all building systems through effective strategies. Implement innovative engineering, data networks and system solutions to improve efficiency, reliability, and sustainability.

Oversee the integration of smart building technologies and automation systems, keeping 22 Bishopsgate at the forefront of modern building management practices.

Measures
Data strategy in place and signed off for the whole building systems approach.

Evidence of data led decision making.

Project Management:
Activity
Delivery of capital improvement / replacement projects, ensuring they are completed on time, within budget, and to the highest quality standards.

Leading internal teams, contractors, and stakeholders to ensure smooth project execution.

Resource Optimisation & Service Partner Leadership:

Stakeholder Management:

Liaise with building occupants, property management, and other stakeholders to address concerns and communicate project impacts. Ensure reports on maintenance activities, capital projects, and building performance to senior management, are accurate and well presented.

Take an active role in the various forums. Occupiers, ESG, DE&I that support the success of the building.

Budget Management:
Activity
Develop and managing annual service charge and capital budgets for maintenance activities and capital projects.

Monitor and report expenditures and ensure cost-effective use of funding, balancing financial considerations with operational needs.

Service Charge maintenance delivered to budget

Service charge budgeting and reconciliations completed on time

Annual Capital plan developed and signed off

RICS Service Charge code compliance

Emergency Response and Business Continuity:
Activity
Develop and maintain emergency response plans for building systems failures.

Ensure rapid response to critical issues to minimise disruption to building operations. Be part of the overall BCP Response for the building.

Be part of the Gold Command Response Team

Take an active role in the business resilience planning, training and execution

Statutory Compliance and Health & Safety:
Activity
Ensure full compliance with all relevant statutory regulations, COPs and health and safety standards.

Develop, implement, and maintain safe systems of work principles and procedures.

Conduct regular risk assessments, safety audits, and training programmes to promote a safe working environment for all occupiers, staff, and contractors.

Proactive H&S management culture in the building. Effective approaches developed which deliver all work safely

Governance well maintained and KPIs delivered to target.

Support the H&S leadership approach through the Safety committee.

Required Experience
Chartered Building Surveyor (MRICS) or Engineer (CIBSE / IET)

Experience of Large scale Maintenance Delivery

Engineering Qualification
