About the role
We are currently hiring for an experienced Estate Manager to oversee the daily operations of a complex residential scheme based in South East London.

Hours: Monday to Friday, 9am to 5.30pm
Salary: £60,000 - £65,000 per annum DOE
The Role:
Lead the management of all major contractors operating within the development, including hard FM providers.
Ensure contract terms, SLAs, and KPIs are properly enforced; intervene in cases of non-performance or disputes.
Chair quarterly contractor performance reviews and manage renewal, retendering, and escalation processes.
Support the procurement and vetting of new suppliers in coordination with wider team.
Review of RAMS, Permit to Works for contractors
Complete building inspections and following through on any actions reported
Review and approve Purchase Orders both reactive and ensure Contract POs are set upServe as the compliance lead for the district ensuring all statutory, legal, and regulatory obligations are met across the development (fire safety, water hygiene, lifts, electrical safety, GDPR, insurance requirements, etc.).
Oversee internal audits, safety assessments, and ensure timely resolution of non-conformities.
Maintain high-level risk registers, incident logs, MORS and building safety case and ensure readiness for regulatory inspections or enforcement checks.
Assist the facilities manager and day to day operations of hard services
Review and monitor the status of Building Safety Case (BSC) documentation and safety case reports
Ensure residents are appropriately informed and engaged in relevant safety matters.
Serve as the escalation point for serious complaints, legal disputes, or repeated service failures.
Lead investigations into incidents involving health & safety breaches, safeguarding issues, or contractor misconduct. xwzovoh
Escalate high-risk matters to the District Director with evidence-based recommendations
Suitable candidates:
Ideally IOSH and/or TPI Qualified
Senior leadership experience within residential, hospitality or commercial.
A proven track record of delivering exceptional customer experience
Strong financial management capability
Excellent communication skills
Experience managing complex service partner and stakeholder relationships
